If you own a home, condo, second home or investment property in Miramar Beach, you may have looked at an online home-value estimate.
Those websites can be a convenient starting point.
But they don't necessarily understand the details that make coastal properties different.
For example, two condos in the same building can have very different values based on condition, floor, views, updates, furnishings, rental history and other factors.
The same is true for single-family homes.
Two properties can have similar square footage but very different locations, views, outdoor spaces, upgrades and buyer appeal.
That's why I believe a property-specific analysis is much more useful than simply looking at an automated estimate.
The Current Miramar Beach Market
The latest available market data reinforces the importance of looking beyond one headline number.
Realtor.com currently reports a median listing price of $672,500, a median sold price of $832,500 and median days on market of 82 days for Miramar Beach, based on its June 2026 data.
Redfin's latest available Miramar Beach data reports a median sale price of approximately $739,000 and an average of about 100 days on market.
Why are the numbers different?
Because real estate data depends on the properties included, the time period measured and the methodology used.
And that's exactly the point.
There isn't one number that tells you what your property is worth.
Your property needs to be evaluated in the context of its specific market.
