When most people think about what a real estate agent does, they probably picture showing homes, putting a property on the MLS, negotiating an offer and eventually handing over the keys.
Those things are certainly part of the job.
But some of the most important work a real estate agent does happens behind the scenes—the work you may never see, hear about or even realize happened.
And honestly, that is often the point.
When you are buying or selling a home in Miramar Beach, Destin or along Florida’s Emerald Coast, there can be dozens of moving pieces happening at the same time.
Inspections. Appraisals. Financing. Repairs. Contracts. Deadlines. Vendors. Title work. Negotiations. Questions from buyers and sellers. Unexpected problems.
My job is to stay on top of those details, anticipate potential problems and step in when something needs to be handled.

What does a real estate agent actually do behind the scenes?
A great deal more than simply showing houses.
Here are some of the things I work on throughout a real estate transaction.
1. I watch the details you may not even know to watch
Real estate transactions involve a tremendous number of details.
Dates matter.
Deadlines matter.
Contract terms matter.
Inspection results matter.
Appraisal issues matter.
Financing timelines matter.
A missed detail can potentially create a much larger problem later.
Part of my responsibility is keeping track of those moving pieces and communicating with the people involved so that the transaction continues moving toward closing.
2. I help solve problems before they become bigger problems
This is one of the biggest differences between simply having someone help you buy or sell a house and having an experienced real estate professional working on your behalf.
Not every transaction goes exactly according to plan.
An inspection may uncover an issue.
An appraisal may create a question.
A repair may take longer than expected.
A lender may need additional information.
A buyer or seller may become concerned about something.
A closing date may need attention.
Sometimes the solution is simple.
Sometimes it takes phone calls, research, negotiation and coordination between several different people.

Your Realtor is often the person connecting many different pieces of the transaction.
Depending on the property and circumstances, that can include communication with:

- Contractors
- Repair professionals
- Insurance professionals

- Other real estate agents
- HOA or condominium representatives
- Other professionals involved in the transaction
My job isn't to replace those professionals.
My job is to help make sure the right people are communicating, questions are addressed and important information doesn't fall through the cracks.

Selling a home involves much more than putting a property online.
For a Miramar Beach seller, my work begins before the listing goes live.
That can include helping determine how the property should be positioned in the market, reviewing comparable properties, discussing presentation and preparation, coordinating photography and marketing, communicating with potential buyers and agents, reviewing offers and helping navigate everything that happens after a contract is accepted.
And once the property goes under contract?
The job isn't over.
In many ways, that's when the behind-the-scenes work really begins.
